Plenary provided general construction oversight from design through completion for this 20,000+ SF new construction project including installation of a new 11,225 SF roof. Prior to construction of the new building, the existing two-story masonry building was demolished. Bonstra Haresign, Inc served as Plenary’s design firm to accomplish the D/B delivery.
Project Management
- Coordinated with the owner to determine the project phasing and exact installation schedule for each area.
- Provided the following deliverables: D/B plans and specifications, copies of permit sets, detailed project schedule and updates to the schedule, product sheets, layout drawings to satisfy their requirements for scheduling permanent power to the project site, and as-built drawings, and close out manuals for installed equipment/systems.
- Provided training on new systems operations.
- Managed project delivery team consisting of superintendent, laborers, roofers, drivers, and subcontractors.
- Supplied all necessary equipment and materials including a crane for material transport to roof area, fork lifts, and trucks.
Design
- Developed conceptual plans followed by the building design plans and specifications. Developed the roof design under the Department of Energy & Environmental meeting Intensive Green Roof Standard guidelines. Provided CAD drawings, specification and plans, which were updated upon project completion. Took special care in the planting selection, filtering system and planting system to meet the District of Columbia Demand to recycle storm water. We used the manufacturer American Hydrotech, to meet all the requirements
- Conducted a site assessment to evaluate site conditions, verify measurements, and identify potential challenges/constraints.
Attended a project kickoff meeting and design development meetings with the owner. - Performed engineering and code analysis and ensured design and construction was compliant with applicable codes and industry standards for the location of the facility.
- Worked with the design firm (subconsultant to Plenary) and the project owner to develop D/B plans and specifications. A design team composed of electrical engineers, architects and fire alarm specialists participated in the design development. In addition, Plenary’s Senior Construction Managers provided constructability and value engineering input throughout the design phase.
Construction
Delivered this multi-story mix-use building with features that included a green roof, accessible roof terrace from the Penthouse level, two elevators, parking deck for private parking, exercise room and multiple training and conference room areas, employee break room and multiple offices. The new building has technical features to include:
- Daylight Harvesting System
- VRE automatic controlled HVAC system
- Whole Building Security Access Controlled System with Remote Access
- Full Panoramic Camera System with Recording capabilities and EV Charging System.
Self-performed all of the following: Roofing, Electrical, Fire Alarm, Architectural Components, Framing, Doors, Hardware, Ceiling system, and CM.
Managed multiple trades providing: plumbing, structural steel, fire suppression sprinkler, concrete, and HVAC services.
Electrical Elements
- Completed demolition of an existing power sources and panels
- Installed a temporary 400 amp panel and disconnect
- Installed the new service that included 1 FT conduit stub for PEPCO access with 20 FT of 4-4 FT conduits to 1,200 amp panel in the interior electrical room. This includes the installation of the following13 interior panels: one 60 amp panel, two 100 amp panels, nine 400 amp panels, and one-500 amp panel
- Installation of the disconnects for both Mechanical services, main elevator services and Lula Lift services
- Installation and disconnect of EV charger with all the exterior lights
Concrete Work
Completed demolition of existing structure and disposal of C&D debris. And installation of the following concrete elements:
- Underpinning, for basement areas and underground areaways.
- Columns throughout to support balconies for 4 floors.
- Two interior stair wells from basement to the 4th floor.
- Support structures for exterior stairs and Architectual textured concrete walls.
- Exterior parking lot with handicap ramp.
- A bio-retention planter and two large decorative planters.
- Subgrade concrete surrounding the exterior of the building to support brick pavers.
- Elevators shafts for the main elevator system and Lula lift for a 20k SF commercial office building.
Setting
The location of the construction site was on a corner bordered by two city streets, an alley and an apartment building. Careful excavation was required to include underpinning the neighboring building prior to final excavation for the new building. The tight lot configuration and restrictions of the existing building on the rear side created a tight construction site that required multiple layers of project coordination and on-time-delivery approach to building this new building.
Schedule
Plenary maintained the construction schedule and provided on time D/B delivery of the project.
